Our Letting Services
Appraisal
A free appraisal will be arranged whereby our representative will call to evaluate your property and provide a rental valuation and answer any queries you may have with the rental procedure. At this point you can discuss potential tenants and whether you wish to accept pets, children, smokers, etc.
Advertising
Your property will be displayed in our showroom with a colour photograph and periodically advertised in the local press.
Tenant Selection
We will obtain at least 2 references from a potential tenant before commencing a tenancy. These would normally be from their employer, bank and personal referee, depending on their circumstances.
Inventories
Prior to a tenant moving in we will prepare an inventory of the contents and fixtures/fittings within your property which will be supplied to you both, essentially settling any differences which may occur during or at the end of a tenancy.
Agreements
An appropriate tenancy agreement will be drawn up which will incorporate any specific clauses that you wish to be included.
Bonds/Deposits
We will take a monetary bond from the Tenants rent which will be sent to the Deposit Protection Service and may be used for arrears of rent, non-payment of services or any damage caused to the property by the tenant. N.B. For finders fee only the landlord will be responsible for monetary bond.
Inspections
During tenancy we will inspect the property internally every 3 months which can prove an ideal opportunity to make us aware of any maintenance problems.
Rent Collection
We will collect the rent from the tenant. This is monitored closely and a tenant will be contacted immediately if any arrears arise. Normally this can be easily rectified by a friendly telephone call or a more specific letter. Our agreement does not cover possession or eviction of tenants.
